Frat Around and Find Out was another solid entry in the Peach State universe and a strong start to the spin-off Peach State Frat Bros series. Devon McCormack continues to deliver what I’ve come to expect from him: chaotic himbo energy, steamy tension, and a surprising dash of heart.

I have a soft spot for frat boy MMCs, especially when they’re the lovable himbo type and Devon consistently writes them well. Going in, I don’t usually expect these books to be super deep or emotionally heavy; I typically treat them as comfort reads, like a palate cleanser between more intense stories. But this one definitely packed more emotional weight than previous Peach State books.

Ty and Lance both carry similar tragic losses that they’ve kept bottled up, even from their closest friends. Watching them slowly open up about those experiences and seeing that vulnerability bring them closer and gave their relationship more depth and authenticity. The shift from “rivals” to lovers felt a bit fast once the physical tension ramped up, but it worked for the kind of story this was: fun, sexy, and ultimately sweet.

Now, about that "rivals-to-lovers" label... I don’t think it quite stuck the landing. The frat rivalry was more told than shown, and their supposed animosity felt pretty mild. If you're expecting a full-on Frat Wars-style enemies-to-lovers arc, this probably won’t scratch that itch. Still, it didn’t take away from the story, it just felt more like a hook than a theme that was fully developed.

Looking forward to the next books in the series, especially Marty's. I have a feeling his story will be a wild ride.

As a lover of the Peach State Stepbros series, I was beyond excited to dive into this spin off! 

I'm a sucker for frat boys and was so happy that Lance got his own book! This was such a fun rivals to lovers romance, full of frat shenanigans, and plenty of steam. However, the pacing was a bit off, but overall I enjoyed this.

I had a great time reading this book! I loved the cameos, the frat challenges and the way Ty and Lance communicate with one another throughout the book. The harder topics that come up were handled well and I’m excited for book 2!

“And I loved you before this stuff, but it took the fire to make me realize how much. And I’m sorry if this is moving too fast, but I can’t pretend to feel differently. I won’t. I—” 
I jot down in the notebook, and he asks, “What are you doing?” I show him the words: I love you too, Ty. “That’s what I was trying to say,” I tell him. “But you just had to win at that too, didn’t you?”

This was a cute rivals to friends read based between two rival fraternity presidents. Being rival frat presidents obviously brings trying to one up the other one, pranks and light hearted jabs between the two - but eventually, these all lead to feelings developing between the two. 

Ty and Lance were super cute. Their relationship was low angst and they didn’t really stress too much about their new feelings since they both had bisexual or gay friends. Their relationship read like a rom-com and I loved how supportive their fellow frat bros were. The chemistry between the two was hot and I loved every scene we got with Ty and Lance. I loved the banter between the two of them and I loved how the frat life really was showcased between their friendships and relationships.

Overall, a good first book for a new series and I’d definitely read this author again!

This is a 284-page fast-paced Friendemies-to-Lovers, Hurt/Comfort, College MM Romance. This is book 1 of the PEACH STATE FRATBROS Series, which is an Off-Shoot from the PEACH STATE STEPBROS series. I highly recommend reading StepBros first as it sets up the world and characters really well. This is a story about 2 college frat guys that are Presidents' of their perspective houses that are each others rivals. When some accidently rubbing leads to a little mess, it leads to some open-minded fun.

--He's fucking mine. I marked him. The hell did that come from…?--

Written in a duel POV, FAFO takes place at an existing location we learned about in previous books. Lance is the President of the Alpha Theta Mu House which was the setting where all stepbrothers started banging. Lance is an adorably shy guy that can’t ever control his blushing. He is more of a relationship type of frat so doesn’t tend to get much action from girls. Ty is the President of Sigma Alpha House with a mouth on him. We don’t know as much about this house/frats, so you learn about them on the way. Ty is a caretaker and people pleaser which led to him being a hookup god with all the girls. Other than these small personality differences, these two were more alike which did become confusing. While reading I kept losing which POV I was reading unless they were by themselves around their friends. It made it hard to really get into the story for me because that was a distraction and the pacing was a bit jagged/off.

The plot is very character forward. It’s centrally about the 2 MCs with a great supporting ensemble. You do get visits or mentions from the StepBros with one of those couples really being around a lot. The frats from both houses added a sense of family and fun competitive rivalry with their TaskFrat Challenges and pranks, that never went overboard to hazing. It really added some humor to cut through some of the baggage our MCs are hurting from while trying to comfort each other at the same time. This also sets up the next book really well with a plot point that pulled at the heartstrings and make you stress.

The spice was great! 4/5🌶! It was detailed and realistic with a point made that 2 ‘straight’ guys can learn together through experimentation with being immature or dumb about it. I loved the message that everyone moves at their own speed and patience is key while consent is sexy. 

--"Sometimes you just gotta own it.”--

I will leave you with this. This was a cute and simple story with a life lesson that things happen that could go wrong or are embarrassing, but don’t let that stop you from being happy and missing out on the good in life. You can only control what comes next by learning from your experiences and grief.

Devon McCormack has this way of writing that’s lighthearted and always leaves a smile on your face after finishing it. And although this one didn’t quite hit the mark for me, it was still enjoyable.

Lance and Ty are very sweet characters with matching himbo energy. What’s not to love about that? I think I missed some more depth or difference in their character to be able to enjoy it more. They look so alike, I sometimes had a hard time remembering who was who.

The emotional development also felt a little uneven. While there were moments of vulnerability, they tended to revolve around a single recurring theme, which started to feel repetitive rather than deepening their bond in a meaningful way. I wanted more variety in what they shared and how they grew together, as it was hard for me to believe that their connection was more than their initial rivalry tension.

The setting of two different frat houses comes with introductions of many new and well-known characters. I’m not sure if they all should’ve been introduced in this book, but at the same time, it made me curious to see who everyone will end up with. And I loved to see some of the stepbrothers make a return in this series.

I loved this rivals to lovers college romance! I adored all of the secondary characters, the build up between Lance and Ty, the TaskFrat games, and even the pranks. Everything was written with the best emotional care and I'm smitten with the Peach State Fratbros 🫶🥰 

Lance and Ty have been rivals for years. One is the president of Sigma Alpha and the other is the president of Alpha Theta Mu. Both of them are extremely competitive and push the other to be better and top their own expectations year after year. Everything they do, or expect of their frat, is all done with the best intentions and never with over the top toxic masculinity. I loved that!! 

Lance and Ty's relationship, or situationship began, organically. Truly what I pictured as two guys figuring out what it meant to be, not only with their rival, but also with a man for the first time. It was hot, but also sweet, and funny and just a ton of fun. They didn't let being a part of different frats stand in their way, or really anything stop them from discovering what they could be together. 

I loved pretty much everything about both of them, and this entire world, especially that the rivalry between them never felt mean or spiteful. Everything was done in good fun and with the best intentions of those around them. Yes, I know in the real world that this is fictional, but this is why👏 I👏 read!👏 I want my happy and this book brought it!!

Ty and Lance are rival presidents of two frats, always competing against each other. But when a prank goes a little differently and they end up tied together naked something seems to change.. then they share this secret together. 

Then after another incident where things get.. hard.. they meet up to discuss what’s happening and start fooling around to see if they like it.. and they do. They start seeing each other more and more, in secret of course, exploring each other but also having soft and tender moments. 

This was such a sweet story, and super cozy and easy read with plenty of banter and spice too!
