The book is not for one time use. This book is made to buy and put it on your shelf and use it periodically as a guide in rental property investing.
Recommended for everyone interested in rental property, doesn't matter if you want to be a simple small landlord or a mogul.

I like a book that bends more to the practical rather than the get-rich-quick. This is practical and I'll be keeping it on my reference shelf for future reference.

The book seems to have good information but is almost...overly conversational. The first 50 pages (the first two chapters) seemed more like marketing to the casual bookstore browser for why to continue to buy the book. Every chapter begins with a story to be used as an analogy, so I started skipping the first few paragraphs of a new chapter as well. The book is also more geared towards someone that wants to use real estate to build wealth, as opposed to someone who already has savings and is comparing to other venues for investment. All that being said, this seemed to be sensible and well-intentioned in preventing common pitfalls for newbies.
