I have read the other books in this series, but it's been a while, so I didn't recognize the characters as mentioned in the prior books right away. But it came to me after a while.

This book is ok. The story is cute, brother and sister against each other to flip a house. She has zero experience other than the final staging, and he runs the family construction/house flipping business. And of course a TV show is starting up and they are the first to compete.

Bethany has her issues. She has to be perfect, AT EVERYTHING. And she hates Wes, the construction worker, but he decides to come help her with the flip project. And of course that changes, and helps her with her mental illness issues. And Laura, the niece. (She might have been my favorite of the characters, actually).

The writing is ok, not great but not horrible, and the character building is fine. The book could have been a lot shorter, in my personal opinion. Not saying I won't read anymore Tessa Baily, this one just didn't hit the mark for me.

Okay but Wes taking care of the little girl that isn’t even his? We love a man that can step up and be in charge when something happens. 😌

Super cute and fun, I love a romance where the two main characters just get each other. Fun banter helps too. My only qualms were the time frame (unrealistically fast, it took me out of it) and the ending was over the top cheesy, I could have done with fewer construction analogies for love. Also 23 year old men (boys??) don’t act like this. Otherwise super cute and I had a fun time reading it.
