Jake despises his new home - a run-down apartment building called The Regency that he and his mother moved to while she looks for work, unable to afford their old home. Jake begins to meet the eclectic tenants of the building after agreeing to assist Larry, the custodian/super, and the people who live there begin to grow on him. Life slowly gets better for Jake until he discovers that the city plans to demolish The Regency. While working, Jake sees that Apartment 713 sent a notification for assistance (an apartment Larry has told him not to enter). Once inside the apartment, Jake is transported to the past. Now stuck in the past, Jake meets a new friend, Beth, who helps him adjust to his new life. Now Jake has even more problems, including how to save The Regency from demolition and how Jake can return to the future.

Apartment 713 is a novel that is going to have massive appeal! It has a mystery, the time travel element, baseball, architecture, and an unexpected friendship that develops out of loss and grief. At the core of this gripping novel is the theme of compassion and helping others without considering your circumstances. I loved how The Regency itself was a character and how Mr. Sylvester revealed the building's secrets (in the past and present) like a treasure hunt with loads of puzzles and twists and turns. Every time The Regency divulged something about itself, it led Jake and Beth (his friend from the past) closer to figuring out how to save the building but also helped Beth move through her loss. Readers will also get to know some of Mr. Sylvester's passions as he has carefully incorporated them into the story, along with his trademark humour.

The release date is September 13 and is another book you will want to add to your collections. I am also hoping to listen to the audiobook narrated by Mr. Sylvester. Highly recommended.
