Not a fan of using "poor people's hijinks" as comic relief for the "real characters".
All of Anna's chapters are a drag because she's unwittingly a foil for Cass and Callum's plans; so the reader hates her for inserting herself into everyone's business.
These thriller authors always make the mistake of turning the bad guy into an actual demon instead of preserving some bit of nuance.

Ok I think this rating was truly a me issue and nothing to do with the author. I listened to the audio version and found it hard to keep up with the multiple characters. But again, that's a me issue.
I think I will give this book a retry by reading the physical copy instead at a later date.

Anna’s husband, Henry, calls her to confess a horrible crime he claims to have committed, before his body is found washed up. Henry had been staying at The Sycamores, where he would often go when working on his art, using the space as a studio. Anna hopes to find answers here related to Henry’s call, as well as the rumors she’s been hearing. She’s suspicious of Cass, another woman who resides and works in the building. Cass has secrets of her own that she hopes to keep under wraps. This book is a dual POV between Cass and Anna.
Okay this was my second book by this author and she is 2/2 for 5 star reads. I really enjoy her writing! The cliffhanger chapters in this book are done in such a way that my heart rate rises and I’m rushing to see what happens next. I loved the girl power vibe at the end, and loved the twists. It felt like the big reveal could be obvious, but you get so engrossed in everything happening that you could easily miss it! (Like I did haha). I also appreciate her fun side characters; such a delight.

I didn't exactly predict it, but I wasn't surprised by anything. I always enjoy a women supporting women trope though and that popped it up from a 3 to a 3.5.
I listened to the audiobook and felt like the narrator handled it well. An easy listen while handling housework.
