this was too long (excepted from mz) and the first 30-40% took me 10 days but yeah it was cool after that. i got the ick few times (totally a me thing, i don’t fw big boys who act like an animal sometimes) the fmc was rly stupid sometimes but they were rly cute together so i dont rly mind or maybe i will after a few days, i’m just happy i finished a 500 page book.

This book wrecked me in the best way possible. I’m officially on the slow burn fan page cause this book was a slice of the best cake I’ve ever tried. Dallas is one of the best men I’ve had the please of reading about and this book will be one that will stick with me for a hot minute.

This is my first book of MZ and loves him with all my heart, the Slow Burn was impeccable, I was excited until a minimum thing, the relationship of Diana with the children is so beautiful and Dallas oh my gosh that man
My heart hurts after reading this.
MZ knows how to write an older grumpy hero but this book just hits different. Diana is the guardian to her two young nephews and moves in across the street from Dallas. At first Dallas refuses to get along with Diana but as we follow them everything that Dallas does for Diana is just so sweet. They work so well together! Not only does Dallas have the absolutely kindest and purest heart but he's the baseball coach of one of Diana's nephews. Baseball, neighbors, grumpyxsunshine, everything I was expecting and more. Not to mention the two sweetest little boys in the whole world.
A definite must read and reread! (I already have the paperback in my amazon cart)

In retrospect, I've reread this one more than Kulti or Wall. But damn, I still hate Diana's hypocritical, lover-of-double-standards mother!

I loved this one, although not quite as much as Kulti or Wall of Winnipeg... but you get some cute cameos from the MCs of both those books!
In this one, Diana (Van's bff from WofW) has moved to a new house with her brother's two kids. She is their new mom as her brother died tragically 4 year earlier. But she has done her best to step up and the kids love her!
She's a down to earth hairdresser with a heart of gold.
Her introduction to the new neighbourhood is the guy across the street getting the cr*p kicked out of him by a couple creeps. Then she finds that this isn't her neighbour but the brother of her real neighbour; a hotty named Dallas. ...
BUT HE's GOT A WEDDING RING!!! urg!

Like all of MZ's other books, this is a slow build romance with lots of character development and an interesting slice of life.
The kids are realistic and entertaining. Just as nicely crafted characters as anyone else in the book.
I still want to smack her mother with a frying pan though! Sheesh.

there is a b*tch mom from the baseball team who has been trying to get into Dallas' pants for a while and takes out her frustration on Diana.. She gets a nice set down eventually.
