I wanted to love this. The cover is so pretty! But the amount of unnecessary cursing took away from the story for me. I also didn’t understand how Sadie and Jack could fall in love without sharing major details about their life.

The first 90% I would’ve given this a solid 4 stars — not bad at all, but not my favorite. But oh my god the last 10% why is Sadie absolutely insufferable??? Girl shut the fuck up this is not the end of the world??? I’m realizing how much of a pick-me she was throughout the entire book like GIRL. I did like Jack but I feel that his character could have been more developed. I did also enjoy the side characters and the fact that they took Sadie aside to have an intervention because this girl needed it badly.

This was super cute and a really pleasant surprise.

I really enjoyed bot of the main characters and their slowburn romance. The setup maybe was a bit unconvincing and you do have to suspend your disbelief, but how much realism do you actually need in a romcom?

I also really liked the whole friend group and their little side plots, I'm actually liking it very much that the author didn't do the whole series of companion novels with all the other friends, which seems to be a trend lately. I love that we got one book with a full and compact story and I can move on.

What I appreciated the most in this one were the traumas both of the main characters went through and how big of an impact it had to their personal storylines as well as their relationship. I feel like the author handled it very well and it definitely gave this book another layer of complexity which you don't often get in this type of story.

This book has been on my shelf for far too long. I’m so glad I finally picked this one up because it was just too too good.

First of all I adored Sadie. I thought she was fantastic and fun and she truly was such a good friend. My heart broke for her so much throughout the book because she could not see just how wonderful she was. But she was such a good friend—and speaking of: her friend group was so wonderful. The Found Family trope is strong in this one and honestly this may be one of my favorite found family books.

And Jack—oh my gosh I loved him! I don’t feel like Jack is the typical book boyfriend that I just love but I loved him. He was so kind and considerate and could read Sadie so well. I loved how he took care of her and how she in return took care of him. I got all the feels so many times when Jack brought up how Sadie had essentially saved him.

Overall this story is great! It has strong friendships, great banter and chemistry, and will give you all the feels. Highly recommend!

This is an open door romance with moderate language and innuendo.

Closed Door Mods: middle of Ch. 14, end of Ch. 16, end of Ch. 17
Trigger Warnings: loss of parents, mental and emotional abuse

Lease on Love was an absolutely adorable book! I thoroughly enjoyed every second of it.

I’ve been lucky enough to read two of Falon Ballard’s other books as ARCs, so when I saw that I could immediately check out Lease of Love from the library I knew it was a sign to finish her backlist. Sadie and Jack are such amazing complements to each other, and they support each other so well. I loved reading about their relationship with each other and with their friends!

Read this book if you love

💐 slow burn
💐 strangers to friends to lovers

Falon Ballard is now officially an auto-buy author for me. 4.5 stars.

I'm currently slumping, but I did listen to it in a day so there's that.

The journey Sadie goes on from getting screwed over in her corporate job to finding something she really wants to do was real for me. I understand she has some past family trauma but we didn't really know why she is so self-deprecating until a bit too far in, so by that point it was a bit overdone.

I do love some forced proximity (they are strangers who move in together because NYC housing costs). Jack is a superb book boyfriend, really top notch and must be protected at all costs. I really kept reading for him because he's IT. I wanted to give him a big hug this whole book.

3/5 🌶️
