Before I Start, I know my rating may seem low to some, but this is my opinion. I would deff recommend to all readers.

A man could just say I love you, and that's enough, no long mushy speech, that drives me crazy. IMO is always seems unrealistic to me, maybe because I've been with the same man now for 6 years now.
Or I've read too many Alpha brooding men who grunt to show affection, lol. JOKE.. Kinda of.


I said all that to say this, this was toothache sweet.

This book was laugh out loud funny, great humor. I love Damien, the could be a book boyfriend, He was selfless, sweet, and brooding. He had a good balance between marshmallow and alpha.


Its a heartwarming book, but it was also sad. I Don't know how to explain it, it just has a undertone of sadness. Which depressed me.


Ahh I don't know what i'm trying to say, I wanted more. I was a little disappointed. Again, this book will warm your heart, maybe you might swoon.

For me, it was a little too cheesy for me, but no thing. I'll still read what Penelope puts out.






Funny story - definitely a good friends to lovers story.

Sweet audio book. I enjoy Penelope Ward's humor.

I'm very conflicted because as much as I loved the sweet words and dedication that the MMCs had with each other, I was not a fan of all the "God's plan" talk. Different strokes, I guess, but I found it distracting. Overall, I enjoyed this story tremendously but the epilogue was a bit out of place? I haven't read Stepbrother Dearest though so maybe I missed the connection there.

I can’t finish it, I want to but every time I try I think why am I torturing myself.

The plot was meh for me, she has been in her apartment for how many weeks?!? And only when she “gets to know” the landlord aka Neighbor does he tell her there is a hole in her wall from HER BEDROOM?!?! No big deal…Then things get “tooo” serious for Mr. Neighbor so she moves and what does he do goes and check out her new apt... I can’t, I can’t … do it I have to stop I don’t want to hate the book and I think if I continue I might hurt my phone...
So DNF...
Sorry Ward you have done some fab books this just is a MISS for me.

Not bad, it's sweet with steamy moments. It's very predictable. Of course the reason for Chelsea and Damien ended up as neighbors is because her boyfriend cheated on her and was in love with someone else. Seriously, over the constant cheating books from this author! If you've read Stepbrother Dearest, which I loved cuz I was unawares of this cheating, you'll get the connection in this book. And also with Jaded and Tyed. Great writing and there was funny banter, but the ending was so rushed.

3.5 stars I'm hopeful for a Jade and Tyler book. Possibly like In-Law Dearest.
