This was just about a DNF, the entire flashback in the middle was far too long and drawn out.

The story was okay. This needed more editing. There were many typos and tense changes and a couple POV changes that took me right out of the story. (Not POV changes between individual characters, but changes from first person close to third person within the same paragraph. Or one character knowing the deep thoughts of the other when in reality they would not have known that.)
The spice was alright, but some of the descriptors seemed a little too... I'm not sure. The phrase "my movements were virile," just seemed like telling instead of showing.

Very spicy romance

This was a very spicy read. Right from the get go Lex and Carter had chemistry and their encounters were very hot and spicy. They started as a one night stand before they knew that Carter was Lex's new boss and her first day was awkward. That didn't stop Carter from perusing her. He hadn't felt like that towards another woman in a long time. She hasn't felt this way towards a man or another person everything just felt so right with Carter until she found out that it was his company that caused her to no longer practice as a lawyer. Then we found out why Carter was the way he was. His back story is very compelling.
Overall a very good story once you get through all the spicy scenes.

THIS BOOOOOOOOK.
Three words: Hot hot hot.

The Estate by Ivy Wild Starts with a bang (Not literally but pretty dang close to it lol). Lex is at a crossroads in her life. Due to a mishap in her former career as a lawyer, she’s being forced to reinvent herself in this new position as a property manager. On her first night in town she decides to head down to the local night life scene. A mysterious stranger catches her eye and leaves her breathless. She tries to flee from what she knows is going to be a risky decision, but he catches up to her and convinces her the spend a scorching night together. They end up getting each other off but not going the whole mile, and then amicably part ways. Fast forward a few hours when Lex walks into her new boss’s office and low and behold, her mysterious stranger is staring back at her. The real story starts when Lex is asked to stay on as the property manager despite their hook up, and they spend the rest of the book trying to deny their chemistry.

Can I just say that these characters were so fun together!!!! The tension is truly off the charts. Carter is moody, broody, and has a mysterious dark past. He doesn’t seem to get along with his family and there are mentions of a bad accident that left his face permanently scarred. Throughout the book we get snippets of his story, and we discover past betrayals. Dun dum duuunnnnnnn! (For real, he’s got some shady friends lmao) Lex one the other hand is a bad ass car enthusiast which is what catches Carter’s attention. Much like Carter, she’s been burned in the past. He’s immediately drawn to her confidence and intelligence. They start to realize they’re far more similar than they thought.

Together, the character development is chefs kiss. Both have plenty to overcome and when they finally give in to trusting each other, it’s perfection. Through flashbacks we get more of each characters story and understand their flaws / motivations. The one big surprise this story includes is a lot of different perspectives! There’s more than just Carter and Lex’s story which was both interesting and confusing at times. There were occasional editing errors, but it wasn’t enough that it impacted my enjoyment. It’s all easy enough to ignore.

I loved this fast paced story! It didn’t even slightly read like an almost 400 page book. I flew straight through it because the pacing was awesome. I didn’t feel like there were any lulls in the action. I loved (and hated) the side characters. The good ones were endearing. The evil ones were perfectly hateful. I was excited when Lex and Cater decide to just give into their attraction. I got mad when the villains of the story tried to interfere. It was really a fun read, especially when Carter’s evil ex wife shows up. It had me punching the air.

All in all, I rooted so hard for these two and immediately jumped into another book by the author.

if you liked The Stopover by T.L. Swan then you should read this

(I received an ARC for this book)

I don't need you to light up my world.
Just sit with me in the darkness.

I think this would have been the same beautiful love story without the drama with the ex-wife. Though, and I don’t say this often, I loved the addition of the scummy, greedy ex out to ruin their lives. This was gas pedal to the floorboard from the beginning. (I think Carter would appreciate that comparison. It’s the only reason I used it.) When they cross paths, they share as little information about themselves. Which of course backfires. But only for a day, maybe two. I love that Carter’s response to being around Lex was to run away from his own home. But their electric pull was undeniable, and unavoidable! But they sure did try. Carter’s ‘f!ck it’ is so magical, and gave me all the giddy warm fuzzies. I would have popped champagne if I could. He can’t control himself around her, but he’s so worried about making her uncomfortable, so he really does try his best to respect their work situation. Until they come up with a solution. Then all bets are off! Carter’s backstory tore my heart apart. But I loved that we got it the way we did. I needed a breather after the amount of pure chaos that was shoved into the end of part two! And I’m so glad I took it because then I needed ANOTHER ONE after the first chapter of part three! Carter and Lex were never just boss and employee. And that was proven with the way they became a solid force to be reckoned with. Nothing was coming between them, no matter what Carter had to give up. I recommend listening to that theme song while you’re reading the last chapter and epilogue, and to have tissues.

My Favorite Quotes:
• “I prefer a woman’s moans to their screams.”
• “F!ck it.”
• “You think I’ll be fired more than once then?”
• “I knew you’d look fabulous spread out on my bed.”
• “If you leave, you’ll leave me in more pieces than you found me in.”
• “I’m always going to need you.”
• “I don’t want better. I want you.”
• “Again, tell me again.”
• “You’re mine and I love you.”
• “Do it. F!cking own me.”
• “Now, if you’ll excuse me, I have plans to f!ck my wife in a nearby bathroom before we go get Chinese takeout.”
