Maybe 3.0 for the last 25% or so, but I felt a lot of the time, that the concepts and ideas were good, but it both didn't really dig in /far enough/, while it also felt as if the middle could have been shortened up.

I think if you like atmospheric settings, this is good for that, as there's a fair bit of descriptive language. This book is centered on very moody vibes, not much action. Maybe better to read closer to Halloween and not the start of summer.
